Renting a Vella home online is straightforward, provided you meet a few simple requirements. First, you must be at least 18 years old to enter into a lease agreement through our online store. Additionally, we expect that you have no record of credit defaults and are able to pay the deposit using a debit card, online banking, or another electronic payment method. In Vella homes, the rental deposit is typically €250. This payment is made only after approving the lease agreement and once you have accepted the rental apartment for yourself.
When you have made the lease agreement and paid the deposit, you will receive a confirmation email about the reservation. After we have approved the lease you will get the signed rental agreement to your email with other important information about your home. If you have not received the confirmation email, please contact our customer service. Also, remember to check your spam folder.
Additionally, you can find your lease agreement by logging into the Komu resident app. There, you will find all the necessary information and documents regarding your tenancy.
Yes, we organize open house events in our ready-to-move-in apartments, and no separate registration is required for them. We announce open house events on our own website, Vuokraovi, and Oikotie. We only showcase the apartments that are available at the time of the viewing, so make sure that the apartment you are interested in is still available when you arrive for the viewing. By reserving a home online in advance, you ensure that you get the apartment you want.
Companies can also rent an apartment from Vella.
We guarantee complete satisfaction in renting your new home. If you change your mind after the apartment viewing, we will refund the 250 € deposit in full without any costs to you. Here is a detailed description of how the satisfaction guarantee works:
You can always first reserve a viewing of the apartment and familiarize yourself with it before making the lease agreement. However, we recommend reserving the apartment online before the viewing by completing the lease agreement, so that your chosen home remains reserved for you.
Once you have reserved the apartment from our online store, our housing advisor will contact you, and you can schedule the apartment viewing at a time convenient for you. If you want to cancel the lease agreement after the viewing, you can do so without any specific reason by contacting our customer service within 24 hours of the viewing. In this case, you will receive a full refund of the deposit without any extra charges.
Once you’ve approved the rental agreement, there’s a €250 security deposit to pay. If you'd like, we’re happy to arrange an apartment viewing for you. If you decide to go with a different apartment after seeing it, we’ll cancel your lease with our satisfaction guarantee and give you a full refund of the deposit. With the satisfaction guarantee, you can cancel your lease for any reason within 24 hours of the viewing by just contacting our customer service. In that case, you’ll get the deposit back in full with no extra charges.
Otherwise, the security deposit will be refunded after you move out and end the lease, as long as the apartment is left in acceptable condition.
You will receive information about available parking spaces before signing the lease agreement by sending a message to vella@vellakodit.fi or by calling the number +358 447448476. If you wish, we can also reserve a parking space for you during the leasing process. After signing the lease agreement, you can manage the parking space in the Komu app.
You can send us a message, call us, or leave a contact request through our website, and we will call you to arrange a suitable time for the viewing. If you have rented the apartment through our online store, our apartment presenter will call you within 24 hours and arrange a viewing time with you.
Viewings are generally conducted in person, but if necessary, we can also provide a video tour of the apartment if an in-person visit is not possible.
Certainly. However, it is important to consider the following points. When renting a shared apartment, the lease agreement is made in the name of one tenant, the main tenant. We recommend that the other tenants enter into an official sublease agreement with the main tenant. It is important to note that the main tenant is fully responsible for all the terms specified in the lease agreement. This arrangement can also be approved by Kela (the Social Insurance Institution of Finland).
The main tenant must separately provide the details of all other occupants through the Change of Address notification, so that they can be added to the building's records and their last names can be added to the door.
You can sign the contract for an available Vella home at any time, but moving in is usually possible on the next business day after signing the contract. You can collect the keys from the key management office, which will be notified to you via email. It's worth noting that customer service and key management service hours may be limited on the business days preceding public holidays, as well as on weekends and holidays.
Freedom to choose: You can select the home that suits you best directly online. You don't need to compete with other applicants or fill out lengthy application forms. Additionally, you ensure that the apartment is reserved for you and no one else can rent it before you.
Satisfaction guarantee: You can comfortably get to know your new home after renting it. However, if you find that the apartment does not meet your expectations, you can cancel the contract without any fees under the satisfaction guarantee.
Well-maintained homes: We offer either new properties or relatively new, top-condition apartments that we continuously maintain. You can trust that your home is in good condition, and any deficiencies are quickly addressed.
If you have a credit default entry, you cannot directly rent an apartment from our online store. However, this entry does not automatically disqualify you from getting a home from Vella. We recommend contacting our customer service so we can assess your situation individually. Contact us!
