Komu Resident App
The app is the residents' own service channel where you can

Download the Komu app from your phone's app store. You can log in with the phone number you provided on your rental agreement. You will receive a 6-digit verification code via text message to log in. If the app asks for a separate access code, please contact our customer service! If you have questions about the app, you can always reach us by email as well.
Maintenance Company
You can find the maintenance company details in the Komu resident app.
The best way to reach the maintenance company is through the fault reports section of the resident app. In urgent situations, such as lockouts or water damage, please always call the maintenance company directly.
Things to Note When Moving
You can move into the apartment as soon as you have picked up the keys. Please consider other movers and try to unload your moving truck quickly.
We recommend leaving a note on your windshield during the move saying "moving in progress" with the time when the car is temporarily parked. Please note that the landlord is not responsible for any parking fines. Please make sure no belongings are left in the yard area or common spaces after your move.
Moving Waste
Remember to sort waste carefully even during the move. Flatten cardboard boxes so the recycling bin doesn't fill up unnecessarily. Do not leave items at the waste collection point that don't belong there. Larger waste items must be recycled at sorting or Sortti stations and should not be left at the building's recycling point. Detailed instructions for waste recycling and information about station locations and opening hours can be found on your municipality's waste management website.
Using the Elevator During the Move
You can use the elevator for moving, but please note that the elevator's weight and person limits must not be exceeded and safety must be ensured.
Move-in Inspection and Defect Reports
Please complete the move-in inspection using the Formup form, the link to which was sent to you by email after signing the rental agreement and by text message approximately one week before key pickup. Add photos of the apartment's condition to the form so you are not held responsible for pre-existing wear.
Record all technical observations on the form, such as cracks or marks on walls and dents in doors or floors. Fill out the form as thoroughly as possible regarding cleaning as well. If you notice deficiencies in cleaning, report them immediately in writing either through the resident app or by email and include photos.
If there are faults in the apartment that require repair, make a separate fault report, for example in the Komu resident app. A fault report does not automatically mean a repair, but for faults that affect living conditions, further measures can be agreed upon together.
Shared Spaces
You can find the shared spaces in the building in the bookings section of the Komu resident app. If not all shared spaces of your building are shown in the bookings section, please also check the app's document library, where booking instructions for shared spaces used by multiple buildings are stored.
Storage Unit
The storage unit for your apartment is numbered with your apartment number. If the storage door does not already have a lock, please get your own padlock for the storage unit. Please lock your storage door even if you are not using it, to avoid situations where another resident accidentally uses your storage.
Smoking and House Rules
A comprehensive smoking ban is in effect in the building. Smoking is prohibited in apartments, on balconies, and in shared yard areas. The smoking ban also applies to e-cigarettes. Smoking is only allowed at designated smoking areas and outside the property. Costs for repairing damages caused by smoking will be charged to the resident.
We ask you to also familiarize yourself with the building's house rules, which you can find in the Komu resident app's document library.
Rent Payment
The rent payment due date is the 2nd of each month and cannot be postponed. The first rent invoice will arrive later than usual due to billing cycle scheduling. This exception applies only to the first invoice. Detailed water fee information can be found in your rental agreement.
The rent invoice is sent by email. The invoice delivery service is Maventa, so the sender will appear as noreply@mail.maventa.com. Maventa partners with the digital mail service Kivra, so if you use the service, the invoice will be delivered automatically to Kivra.

Parking
Parking spaces can be reserved electronically via the resident app.
Instructions related to the use of the parking space, as well as any keys or other practical matters, are provided during the reservation process. Please make sure to review the instructions carefully when making your reservation.

Smoke Detector
Please make sure there is a working smoke detector in your apartment. If the smoke detector is not working or is missing entirely, please contact our customer service immediately.
The smoke detector must not be removed or covered, and its operation should be checked monthly by pressing the test button. A beep sound confirms the device is working. If the device does not produce a test sound, make a fault report to the maintenance company, for example through the resident app.
Insurance
Make sure you have ordered your home insurance to your new address starting from the moving day. We require that you have home insurance for the entire duration of your rental agreement.
Electricity Contract
Remember to make a new electricity contract or transfer your existing contract to your new address starting from the moving day.
Change of Address Notification
Please inform us of the contact details of all persons moving into the apartment. You can make the notification through our website at https://vellakodit.fi/fi/changeOfAddress.
By informing us of all residents, you ensure that: The correct names are displayed on the stairway board. If one of the apartment's residents forgets or loses a key, you can order a door opening from maintenance – please note that the door will only be opened for persons who can be confirmed to live in the apartment.
Up-to-date resident information is also important, for example, in case of a fire or other emergency situation.
If you have not yet made a change of address notification to the Digital and Population Data Services Agency and the post office, please do so at www.muuttoilmoitus.fi or using the form available at the post office or the agency.
